HOMES ARE STILL SELLING FOR PRETTY GOOD MONEY (SEE CHART BELOW)

I’m showing you ACTUAL selling data from Chicagoland residential SOLDS  generated on July 15, 2024. You can still get a decent result if you don’t wait too long. Notice the sales trend line in dark yellow in the chart below. That’s the trend line for this year, 2024. It is showing sales prices (currently) HIGHER than 2023. But the lines are beginning to converge. The darker line below is sales data from last year. The troubling trend is that actual sales prices and median sales prices in 2024 are now declining and trending lower. This is data from thousands of closings. There is no disputing these facts. Why? My guess is crazy high property taxes and population decline in the area.
